Selling a phased, pre-construction community is a 30-plus-month pipeline: buyers must be found early, educated patiently, followed up quickly and carried through to closing.
Oceano Breeze can introduce a newer, more accessible north-coast option nine miles from Dorado (developer materials). With no established luxury comparable in Vega Baja, the story must be built, proven and told consistently, starting before the first release.
A brand agency, web vendor, media buyer, CRM consultant, event planners and brokers, reconciled by hand. Leads wait, follow-up varies, and no one can show which dollar produced which reservation.
It's the same strategy our team used in Roatán to sell millions of dollars in real estate — now live in San Juan, and built to run around the globe on one-for-many technology platforms. Investors and developers can see the program working today.
The same visitor-to-owner strategy sold millions of dollars in real estate in Roatán, Honduras.
Running now on cruise.plus in San Juan: offers for cruise visitors, a Get to Know San Juan journey, a white paper and a featured oceanfront community.
One technology platform serves every port, every visitor and every development — ready to deploy around the globe.
Visit cruise.plus/San-Juan-Puerto-Rico to walk the visitor journey yourself — from port-day offers to the Get to Know San Juan form and the Puerto Rico Living & Investment Guide.
Included for the duration of the project: premium digital real estate on our 1-for-many site, as part of our proven strategy and proprietary technology stack. Here is the live example — Get to Know San Juan on cruise.plus.
A premium featured placement — your own section on the platform — for as long as we work together.
The same proprietary stack serves every port, visitor and development, so your project appears where interested travelers and buyers already are.
On cruise.plus, Get to Know San Juan pairs port-day offers with a lead form, a Puerto Rico Living & Investment Guide and a featured oceanfront community.
A branded feature section, a reCAPTCHA-protected lead form that routes into your pipeline, a downloadable guide or white paper, featured-community highlights and predictive audience targeting — all measured in one management system.

About Jeff →We have already run the functions Oceano Breeze is looking to outsource: investor relations, sales strategy, on-site operations and project management.
Jeff Cline, Krystalore Crews, and their team brought big ideas to life through strategic partnerships, investor relations, sales strategy, and on-site project execution. From leveraging predictive technology to identify high-intent investors and hosting biweekly investor experiences to activating public-private partnerships, the team connected vision with measurable action.
Their work included orchestrating a four-day, island-wide event engaging over 2,000 people, bringing together nonprofits, businesses, and sponsors in just three weeks.
One team. Bold vision. Real-world impact.
A 22-year Air Force veteran, Krystalore created and led a Pentagon train-the-trainer program for more than 250 change agents, equipping leaders to drive meaningful change.
Leadership consulting, executive coaching, nonprofit leadership, global retreats and large-scale events that unite strategic planning with experiences that move people to action.
Our team developed 50 acres into a multifamily community.
Retreats.plus, Cruise.plus, CrewPerk and our retreats — platforms built and running in Puerto Rico on one proprietary technology stack.
The team has launched dozens of companies with multiple exits, and built a consumer program to 35,000+ inbound calls.
This is work we've already done with the one-for-many strategy: one proprietary technology stack powering consumer, crew and retreat platforms in Puerto Rico — and extending to Roatán, Cozumel and the dozens of cruise ports we'll add over time.
Every cruise port, one pass: port-day offers for visitors, and Get to Know San Juan turning visitors into future owners.
The crew app: perks and referrals for the cruise crews who know every port best.
The home of the retreat industry: list a property, host a retreat or plan an offsite across owned, managed and partner destinations.
Hosted retreats and investor discovery tours — the on-island experiences where interest becomes ownership.
A public-private partnership program to bring connectivity and technology across the island and tourism to Roatán's East End (José Santos Guardiola), built on the same proprietary stack — with a $6.125 million soft-commit MOU out with a lead investor. (A soft commitment under an MOU, not a closed investment; nothing here is an offer of securities.)
Dorado Beach sets the quality reference, with most Puerto Rico luxury communities trading at $3M–$20M. Oceano Breeze's opportunity is complementary: newer, gated and amenitized at a more accessible entry point.

| Third-party agents & brokers | If third-party real estate agents or brokers must be paid, their fees come out of the 10% success fee as well |
A quarter with $3,000,000 in closed sales: 10% = $300,000, less three monthly retainers (3 × $32,500 = $97,500) = $202,500, less any third-party agent or broker fees on those sales. Illustrative, not a forecast. The success fee is structured with Puerto Rico counsel to comply with licensing and real estate compensation rules.
It serves as the development's in-house marketing, sales-operations and technology team: brand and narrative, website and buyer materials, digital demand, a broker and referral program, private previews and discovery visits, lead response and pipeline, buyer feedback, and closing coordination.
